Bihar Land Measurement - The Laggi-Haath System

Bihar uses a unique land measurement system built around the Laggi-Haath standard. Unlike every other Indian state where unit sizes are fixed, Bihar's primary units - Dhur, Kattha and Bigha - change size depending on which district the land is located in. The Haath is a traditional unit of linear measure that Bihar Revenue Department has standardised at district level. It directly determines the square footage of all local land units. Jamin Calculator is designed for this system - select your district and the correct Haath is applied automatically, giving you results that match Bihar's official Jamabandi and land registration records.

38 Districts and Their Standard Haath Values

Bihar's 38 districts fall into three Haath groups. The first group uses 5.75 Haath - Patna, Bhojpur, Buxar, Rohtas and Kaimur. At this value, 1 Dhur equals 74.39 sq ft and 1 Bigha equals 29,756 sq ft. The second group uses 5.5 Haath - including Gaya, Nalanda, Jehanabad, Nawada, Aurangabad, Arwal, Muzaffarpur, Darbhanga, Vaishali, Bhagalpur, Munger, Begusarai and others. Here 1 Dhur equals 68.06 sq ft and 1 Bigha equals 27,224 sq ft.

The largest group uses 5.0 Haath - covering Gopalganj, Siwan, Saran, Samastipur, Madhepura, Madhubani, Sitamarhi, Sheohar, Supaul, Saharsa, Purnia, Katihar, Araria, Kishanganj, Khagaria, Banka, Jamui, Lakhisarai, Sheikhpura, East Champaran and West Champaran. At 5.0 Haath, 1 Dhur equals 56.25 sq ft and 1 Bigha equals 22,500 sq ft.

Reading Bihar Jamabandi and Revenue Records

Bihar Revenue records - Jamabandi, Khasra-Khatauni and Bhu-Naksha extracts from the Bhumi Jankari portal - may express land area in Decimal, Kattha-Dhur or Square Meter depending on the era of the record. Older Zamindari-era records use Bigha-Kattha-Dhur. Modern computer-generated records often show Decimal or Square Meter. Use the units table above and Jamin Calculator to cross-verify the exact area of any Bihar plot before purchase, registration or partition proceedings.
